Licence fees

The published fee for a new HMO licence is £850. Fees can depend on the number of occupants or lettings, and they are reviewed each year.

Mandatory HMO licence: properties up to 6 bedrooms are charged £850 per application (above 6 bedrooms, £850 plus £50 per additional bedroom); an initial payment of £490 must accompany the application, with the remaining balance due when the licence is issued. Separately, the Selective Licensing scheme (designated wards, 13 September 2025 to 12 September 2030) charges £800 per property, split into a £500 application fee and £300 issuing fee; DASH-accredited landlords receive a £100 discount on the issuing fee.

Check the current fee on the council website (mansfield.gov.uk) before you apply.

Additional and selective licence fees

Fees for council-designated schemes are set separately from the mandatory HMO fee. Figures are the standard full-rate fee for a new licence, before any discounts.

Selective licence

£800

Selective licence for one privately rented property in the five designated areas, full fee paid in two parts: Part A application fee £500 + Part B issuing fee £300; one-off payment covering the licence until the scheme ends

£100 discount for landlords accredited with a recognised scheme (e.g. DASH, EMPO, NRLA), reducing the total to £700. An early-bird discount was available in the initial application period (council's quick guide states early-bird plus accreditation reduced the fee to £650) and is no longer listed on the fees section of the main page.
