Licensing schemes in Wakefield

Wakefield Council operates the national mandatory scheme. We found no additional or selective licensing scheme in force or proposed as of September 2026. Councils can introduce one after a public consultation, so it is worth setting an alert.

Licence fees

The published fee for a new HMO licence is £847. Fees can depend on the number of occupants or lettings, and they are reviewed each year.

Wakefield Council charges a single licence fee (no separate application/grant stages and no instalment plan is published). Fee is banded by number of bedrooms: £847 for a 5-bedroom HMO, £1,031 for 6-10 bedrooms, and £1,031 plus £40 per additional bed space above 10 units. Members of the council's voluntary Wakefield Responsible Landlord accreditation scheme pay a reduced rate: £677 (5 bedrooms), £824 (6-10 bedrooms), or £824 plus £32 per additional bed space above 10 units. The council's published fee page does not distinguish a separate renewal fee from the initial application fee, nor does it publish an instalment option, so these should be treated as the same banded schedule applying to both new applications and renewals. Landlords should confirm the current fee band for their specific property directly with Wakefield Council's Housing Standards team (housingstandards@wakefield.gov.uk / 01924 306665), as fee schedules can be revised.

Check the current fee on the council website (wakefield.gov.uk) before you apply.
