  • The council works with the London Fire Brigade on fire precautions in common/shared parts of HMOs under the Regulatory Reform (Fire Safety) Order 2005.
  • Working carbon monoxide alarms must be installed in all rented rooms with a solid fuel appliance, and landlords face fines of up to £5,000 for non-compliance.
  • Portable paraffin, oil-fired and LPG (bottled gas) heaters are prohibited throughout an HMO, whether supplied by the landlord or tenant.
  • Furniture and furnishings supplied by the landlord must meet the Furniture and Furnishings (Fire)(Safety) Regulations 1988 (as amended); this forms part of the licence conditions.
